Capital Finance is currently working with over one hundred private investors who are receiving 2-3 times the return than is offered by conventional banks. Your funds remain securely with you, until you are offered an opportunity to become a beneficiary in a First Trust Deed Loan. Once the hard money loan scenario has been laid out for the investor, and they choose to participate, then the funds are generally wired to the escrow company closing the transaction.

Hard Money Loans are written for a term of 1-5 years, and contain no prepayment penalties. So, the borrower may repay the hard money loan at anytime, but the average term seems to be about 2 years. The investor will start receiving their first interest payments in about a month.

As an investor, you have the security of knowing that you are named as a beneficiary on the promissory note and in first position on the deed of trust. Since our hard money loans must have a maximum 65% loan-to-value ratio, investors are protected from the normal fluctuations in the housing market. We stand with clients through the entire hard money loan process.
